Driveway Sealing in Ottawa
Why seal an asphalt driveway
Asphalt is porous. Sealer protects it from water, oil, gas and other vehicle fluids and from the wear caused by harsh weather. Without it, water soaks in, and when the ground freezes the saturated soil under thin or weak spots in the asphalt heaves and cracks the surface. A well-maintained driveway also supports your property's resale value.
Oil-based Black Mac sealer, applied by high-pressure spray
We use "Black Mac" oil-based sealer exclusively. It is a derivative of liquid asphalt and is designed to penetrate and bond with the pavement, unlike water-based acrylic sealers that sit on the surface. It is applied by high-pressure spray for deep penetration, not just a surface coat. Sealer this grade is sold to commercial contractors, not to homeowners.
How we prepare the driveway
- Air-sweep with a high-powered backpack blower and broom-sweep all debris.
- Clean out the cracks and remove weeds along the edges.
- Neutralize oil spots with a commercial-grade oil spot primer so the sealer bonds properly.
- Seal right up to the true edge of the asphalt for clean-cut edges.
How often, and how long before you can drive on it
We recommend sealing once a year to extend the life of your driveway. If you miss a year, just get it done as soon as you can. Wait 24 to 48 hours before driving on freshly sealed asphalt. Followed properly, the sealer is guaranteed not to track or stay sticky.
Neighbour and loyalty discounts
When three or more driveways on the same street are sealed or paved on the same day, each customer can receive a group discount of up to 25%, depending on how many driveways join. Advance arrangements are needed. Annual sealing customers may also qualify for a loyalty discount of up to 10%. Discounts cannot be combined with other promotions.
